RERA Registration

The Cerulean Alibaug project is registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) under registration number P52000081109. The registration can be verified on the official MahaRERA portal at maharerait.maharashtra.gov.in. All marketing material on this website is published in accordance with Section 11 of the Real Estate (Regulation and Development) Act, 2016 and the rules framed thereunder.

Artistic Impressions

All images, renderings, walkthroughs and animations published on this website are artistic impressions intended to illustrate the design intent of the project. They are not photographs of the delivered residence. Actual finishes, fittings, colours, furniture, planting and surrounding construction may vary from what is shown. Any discrepancy between the artistic impression and the residence as built shall be resolved in favour of the final approved drawings and the specifications recorded in the Agreement for Sale executed between the developer and the buyer.

Specifications

The specifications, amenities, materials and brand-names of fittings published on this website are indicative and are subject to change at the sole discretion of the developer, the consulting architect, or as required by any statutory authority. Any change shall be carried out in compliance with the Real Estate (Regulation and Development) Act, 2016 and shall be notified to the registered purchasers in accordance with Section 14 of the Act.

Pricing & Payment

Pricing, payment terms and the schedule of payment are shared directly with qualified buyers at the time of a private presentation. Any prices, payment milestones or financing partner names that may be communicated outside such a presentation are indicative only and are subject to revision by the developer in accordance with applicable law. Statutory levies (GST, stamp duty, registration fees, legal charges, club membership, society formation charges, infrastructure and maintenance deposits) are payable additionally and are not included in the indicative price.

Coastal Regulation Zone

The Cerulean Alibaug project is developed in compliance with the Coastal Regulation Zone (CRZ) Notification, 2019 and any subsequent amendments. All necessary clearances from the Maharashtra Coastal Zone Management Authority (MCZMA) have been obtained prior to the commencement of construction.

Plans, Drawings & Layouts

All plans, drawings, layouts, master plans and site plans published on this website are tentative and indicative. The final plans, drawings and layouts shall be those sanctioned by the competent statutory authorities and recorded in the Agreement for Sale.
